Former Golf Course Housing Development Vote Delayed

Developers of Sunset View – a Chautauqua Lake Community have rescheduled their Tuesday meeting before the Chautauqua Town Zoning Board of Appeals to March.
DEWITTVILLE – A high end housing complex proposed at a former golf course will not be voted on this month.
In January, the Chautauqua Town Zoning Board of Appeals opened a public hearing for Sunset View – a Chautauqua Lake Community, on Route 430 in the hamlet of Dewittville.
Ellicott Development has proposed a $70 million development project there of a resort-style living experience. They are proposing a variety of high quality residential living organized in district zones, with a mix of for sale and short/long-term rentals and a restaurant/taproom on site.
After a 30-minute presentation, neighboring residents made a number of suggestions to alter for the project.
After listening to residents for about an hour, the zoning board tabled the project at the request of the developer, to allow for all written correspondence to be reviewed.
The zoning board was scheduled to reconvene the discussion Tuesday, however that meeting has been postponed.
“We received an email from Point Chautauqua Development that they want to push it (variance hearing) until March because they don’t have all the appropriate papers with SEQR (State Environmental Quality Review) and all that. They’re just behind,” Code Enforcement Officer Frank Watson said at the Chautauqua Town Board meeting.
That zoning board meeting has been rescheduled for March 18 at 3:30 p.m. at the Chautauqua Town Hall.
The zoning board would not give final approval for the project. Should board members vote in favor, the project would then go to the Chautauqua Town Board where a public hearing would be scheduled before voting for final approval of the special use permit.
The development would focus on active lifestyles with on-site recreational amenities for residents and guests, preserving portions of open space. It would be managed by a Homeowners Association.
