Million Dollar Institution Home, Powersports Building Among Sales

There were two sales that topped $1 million in late February.

The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from Feb. 21-28.

During this time period, Carlos Lizarraga sold 9 Forbes Place and 185 Central Ave., Fredonia to 9 Forbes LLC for $1,050,000. Both have signs on the property labeling them student housing. Lizarraga purchased both properties in 2023 for $1 million.

Also during this time period, 37 Vincent Ave., Chautauqua Institution was sold for $1,060,000. This is described as a 2,563 square foot home, with eight bedrooms and five bathrooms.

In a separate sale, Sinclair Commercial Properties, LLC of Bountiful, Utah sold 2950 N. Main St., Ellicott to Chautauqua Opportunities, Inc. for $290,000. This is the former location of Reid’s Powersports, which sold Yamaha products, including all-terrain vehicles.

Sinclair Commercial Properties purchased it in 2023 for $249,000.

Diane G. Hewitt-Johnson, the chief executive officer for COI said for now the property will be used for storage and, as funds are available, improvements will be made for it to be used for office space.

Including the sales previously mentioned, from Feb. 24-28, there were four sales that were $250,000 or more. The remaining top sale is as follows:

– 37 Lakeview Ave., Cassadaga was sold for $256,000.

Overall, from Feb. 24-28 there were 77 transactions. The full list of sales higher than $1 is as follows:

Robert and Wendy Murphy sold four parcels on Wilson Drive, Westfield to Erika Steiner for $13,500.

The executor of the Estate of Rita Weiler sold 14 Webster St., Lakewood to Wendy Dlakic for $245,000.

Lawrence Waterman sold 37 Lakeview Ave., Cassadaga to Nathan and Laura Pownall for $256,000.

Ronald Palmer sold a parcel on Dale Drive, Cassadaga to Sean and Theresa Seibert for $6,700.

The administrator of the Estate of Joann Schnars sold 699 Busti-Sugar Grove Road, Busti to Jody Miller for $70,000.

Helma Northrop sold 6423 Whallon Road, Chautauqua town to Joseph and Kelly Sedlak for $27,500.

Joseph Dolce sold 10458 Center Road, Sheridan to Hans and Maria Steiniger for $97,846.

Christopher Pendl sold 10 Chestnut St., Westfield to Michael Grice for $189,900.

Steven Testrake sold a 63-acre parcel in Ripley to Nicholas Pierce for $70,000.
