Sales Include Former City Brewery And Nearby Parking Lot

A closed brewery in Jamestown has a new owner and the Gebbie Foundation has taken over a nearby parking lot.

The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from July 24-31.

During that time period, GPatti Enterprises, LLC of Jamestown sold 115-121 W. Third St., Jamestown to Wicked Jimmy, LLC of Lancaster for $1.75 million.

GPatti Enterprises also sold a different parcel number with the same address to Gebbie Development, LLC for $256,400.

115-121 W. Third St. is the location of Wicked Warren’s, which opened in July at the former Jamestown Brewing Company.

Gregory Edwards is the chief executive officer of the Gebbie Foundation and was asked about the purchase.

“Gebbie Development LLC is owned by the Gebbie Foundation. The company purchased the vacant lot, currently used as an at grade parking lot on the corner of Washington Street and Second Street from GPatti Development as part of the sale of the brewery building on the adjacent property by GPatti Development to Wicked Jimmy, LLC,” he responded in an email. “The Gebbie Foundation previously owned both parcels, selling them to GPatti Development to create Jamestown Brewery. The lot was purchased to enable it to be part of future development plans in that area of the city in line with the City’s Urban Design Plan adopted as the strategic plan for development across the downtown.”

There were other commercial sales during this time period.

A&M Property Management, LLC of Mayville sold 4457 West Lake Road, Chautauqua to PKTK, LLC of Mayville for $155,000. This was previously the location of Timeless Treasures Gift Shop. Timeless Treasures posted on Facebook that it closed in July.

Royal Casks Wineries Lake Erie, Inc. of Ripley sold 9177 Old Route 20, Ripley to Knight Family, LLC of Ripley for $510,000. The sale includes three parcels, totaling around 230 acres of land.

Webbs Harbor Restaurant and Bowling Lanes, Inc. sold 147 & 153 West Lake Road, Mayville, to 14753 West Lake, LLC of Mayville for $350,000. This appears to be a private residence with a gallery/storage building.

The Upper New York Annual Conference of the United Methodist Church sold 3969 Route 394, North Harmony to Magnolia 1898, LLC of Ashville for $99,000. This was previously the Magnolia United Methodist Church. The new owners have posted on Instagram that they are converting the church into a “charming home with modern comforts.”

The largest residential sale was 11 Wiley Ave., Chautauqua Institution, town of Chautauqua, for $1,586,500.

Including the previously mentioned sales, from July 24-31 there were 23 sales that were $250,000 or higher. The remaining top sales are as follows:
