A building that previously housed a hardware store chain in Lakewood, and a Falconer manufacturing plant building, both sold for millions of dollars in early December.

The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from Dec. 1-15.

During that time, Valport Properties LLC of Buffalo sold 280 Fairmount Ave., Lakewood, to McFadden Fairmount Properties LLC of Angola for $2.9 million. This is the location of the former Valu Home Center.

Valu Home Center closed its Lakewood and Fredonia stores as well as Batavia last fall. No announcement has been made on any future plans for the property. A different company owns the former Fredonia location and that has not changed hands.

In a separate sale, KGPHJ LLC of Falconer sold 2072 Allen St. Ext., Falconer to Ohio NSD LLC of Calabasas, Calif. for $3.4 million. This is the location of Rand Machine Products.

According to Rich Dixon with the county Industrial Development Agency, Rand continues to be operated by Premier Precision Machining. “They just sold the building and signed a long-term lease. That’s not that unusual,” he said.

The company has been providing complex parts for global corporations in the areas of oil and gas, aerospace, defense and transportation industries for more than 70 years.

There were two other large business sales as well.

MD Gordon Family Inc. of Rochester sold 1215 East 2nd St., Jamestown to Recovery Real Estate Holdings LLC of Colchester, Vermont for $350,000. This was the location of JS Auto Supply Parts Plus. Now Green Mountain Electric Supply, Inc. operates there. It was previously located on Washington Street when it purchased Jamestown Electric Supply, Inc. The company also has a location in Fredonia.

According to the company website, Green Mountain Electric Supply, Inc. provides innovative and renewable energy solutions. They support this effort through a commitment to highly trained staff, changes in technology, new products, and strong partnerships with customers and vendors.

Thom E. Shagla sold 14 Main St., Bemus Point to Scroxton Properties LLC of Bemus Point for $250,000. This is location of the See-Zurh House.

In October, the county Industrial Development Agency had announced that the See-Zurh House was getting new owners, and they were approved for some loans. The See Zuhr House opened in 1960 and it had been owned by Shagla since 1984.

Including the sales mentioned previously, there were 25 real estate transactions that were $250,000 or higher. Of that amount, five were in the town of Chautauqua (one of which was in Chautauqua Institution); four were in the town of Ellery (one of which was in Bemus Point); three were in the town of Ellicott (two of which were in Falconer); two were in Busti (both of which were in Lakewood); one in the city of Jamestown; and one sale was in each of the towns of Carroll, Westfield, Sheridan, North Harmony, Poland, Arkwright, Ripley, Hanover, and Portland.
