ELLICOTT - Zoning changes will be occurring along Edith Avenue to allow for more parking for a doctor's office.
On Monday, the Ellicott Town Board held a public hearing on the proposed zoning change requested by Richard Benedetto. Benedetto has requested to rezone property he owns on Edith Avenue from residential to neighborhood business. Benedetto had made the original request during a Nov. 5, 2012, meeting. Benedetto stated the reason he wants the property rezoned is to construct an additional parking lot for a doctor's office located on Dunham Avenue.
No one spoke during the public hearing on the rezoning change, but a letter was received from a Louisa Avenue resident who was against the proposal. William Wright Jr., town attorney, and Lisa Vanstrom, Ellicott Town Board member representing Ward 1, said residents from the area had attended a Planning Board meeting in April to address concerns about the rezoning to allow for a parking lot. Wright said there was a compromise between the neighbors and Benedetto to address their concerns. Vanstrom said the entrance and exits for the parking lot will only be on the commercial - Dunham Avenue - side of the doctor's office and not in the residential area. The board then passed the request for rezoning.
At a meeting on March 4, Wright said to board members if they grant Benedetto's request for rezoning, the town's comprehensive plan would need to be changed. In order to change the town's comprehensive plan, a public meeting needed to be held. On March 18, a public hearing was held on the possible modification to the town's comprehensive plan. No residents spoke or attended the public hearing. Also, no council members spoke during the public hearing.
